Legacy Real Estate Developers Acquires Prime Linden Industrial Property

All-cash acquisition is the 3rd property acquired in 24 hours by the Fairfield-based firm.

FAIRFIELD, N.J., July 13, 2026 — Legacy Real Estate Developers, in partnership with Commerce Park Investors and Saddleback Real Estate Developers, has acquired 801 East Edgar Road in Linden, New Jersey, further expanding the firm’s growing footprint throughout Northern New Jersey’s highly competitive industrial market. The acquisition was completed as an all-cash transaction.

The Linden acquisition is the third property closed by Legacy Real Estate Developers in a 24-hour period, highlighting the firm’s ability to execute multiple strategic acquisitions simultaneously.

The property is located on 3.7 acres in the heart of the Linden industrial submarket and includes an 11,704-square-foot office warehouse building. Positioned directly on Routes 1 and 9, the property features direct on/off highway access and is just 2.3 miles from the New Jersey Turnpike (Exit 13), 6.2 miles from Port Newark and Elizabeth, eight miles from Newark Liberty International Airport and minutes from the Goethals Bridge, placing it at the center of one of the region’s most important industrial markets.

“What attracted us to this opportunity was simple: an exceptional location at a very attractive price,” said Peter Feldman, President of Fairfield-based Legacy Real Estate Developers. “Properties positioned this well don’t become available very often. We see an opportunity to enhance an already strong asset through strategic improvements and active management while continuing to grow our industrial portfolio with well-located industrial properties.”

The property serves a population of approximately five million people within a 15-mile radius. Its strategic location makes it an attractive option for logistics, warehousing, manufacturing, transportation, distribution and a wide range of industrial users.

Legacy and its partners plan to make significant site improvements that will strengthen its appeal to potential industrial users and support its long-term value.

“When you look at the accessibility this property offers, it’s easy to understand why this location is so attractive,” said Roy Pascal, Principal at Commerce Park Investors. “You’re minutes from the ports, the airport, the Turnpike and major highways. Those advantages are difficult to duplicate and continue to drive demand for well-located industrial properties.”

“We’re excited about the opportunity to build on an already strong asset,” said Salvatore Frassetto, Chairman of Saddleback Real Estate Developers. “Our plans include strategic site improvements that will enhance the property’s functionality while positioning it to meet the evolving needs of industrial users. Together with Saddleback’s President Terry Frassetto, we believe those investments will continue to add value over time.”

“This acquisition is another step in our continued expansion throughout Northern New Jersey,” Feldman added. “We’re actively pursuing additional opportunities that complement our portfolio and support our long-term growth strategy.”

The addition of 801 East Edgar Road further strengthens Legacy’s growing portfolio of industrial and commercial real estate investments throughout Northern New Jersey and reflects the firm’s continued commitment to identifying opportunities where location, market knowledge and operational expertise create meaningful long-term value.
